    I shop the file across my lender panel — banks, monolines, credit unions, private — and bring back the best fit.

    Paperwork, lawyer, funding day. I'm in the group chat the whole way through.

Things people ask the most.

Does it cost me anything to work with you?

Standard residential mortgages: no. The lender pays the broker. The 1-on-1 coaching engagement is a separate paid service; I'll always tell you up front which conversation we're in.

Do you only work with people in Barrie?

I'm licensed across Ontario. Barrie and Simcoe County is home — I'll happily meet face-to-face — but most of my files run on phone and email regardless of where you live in the province.

How fast can you close?

Clean, salaried purchase with conditions met: 10–14 days. Self-employed, second-property, or anything with moving parts: more like 21–30. I'll give you a real number for your file once I see it.

What about my credit?

I work with everything from 800-club to bruised. Bruised is harder, not impossible, and usually starts with a private or B-lender bridge plus a plan to graduate back to A. We'll be honest about the trade-offs.
