When your mortgage renewal arrives, it's easy to think, "I'll just sign it and move on."

After all, you've been with your lender for years, so surely they're offering you their best rate... right?

Not always.

Your mortgage renewal is one of the best opportunities to review your finances, explore your options, and make sure your mortgage still fits your goals—not the goals you had five years ago. Your life has changed, so its important to ask, has your mortgage needs changed?

Since you first bought your home, a lot may have changed. Maybe your family has grown, your income has increased, you've paid down debt, or you're thinking about renovations or retirement.

That's why I encourage clients to start planning for their mortgage renewal six to twelve months before it comes due. Waiting until the last minute can limit your options.

Is Refinancing Worth Considering?

Refinancing isn't just about getting a lower interest rate. It may allow you to consolidate debt, access your home equity, finance renovations, or create more flexibility in your monthly budget.

The Big Question I Get Asked

I often get asked whether mortgage rates in Ontario are going to come down.

The honest answer is that no one knows for certain.

Rather than trying to predict the market, focus on choosing a mortgage strategy that works for your financial goals. The lowest rate isn't always the best mortgage if it comes with restrictions that don't suit your needs.

Another example to consider is equity- if your home has increased in value, you may have built significant equity.

Whether you're planning renovations, consolidating debt, investing, or preparing for retirement, your equity can become a valuable financial tool when used wisely. Exploring options like a home equity loan or HELOC may be worth considering as part of your renewal review.

Before You Renew, Ask Yourself:

  • Does my current mortgage still fit my goals?
  • Should I choose a fixed or variable mortgage?
  • Would accelerated bi-weekly payments help me pay off my mortgage sooner?
  • Should I refinance instead of simply renewing?
  • Would switching mortgage lenders provide better value?
